• Complete a Comparative Market Evaluation (CMA) My comprehensive CMA provides you with a list of comparable properties similar to yours that have recently sold, expired, or are currently listed. I use this data along with trend reports, SnapStats®, and market conditions to determine your property’s market value. Depending on your motivation and time frame for selling, you determine the list price. (This is at no cost to the seller)

• Install nationally recognized ‘For Sale’ sign. (If permitted by strata and/or the city/municipality.)

• Input the listing in accordance with the MLS rules and regulations as per the MLS listing contract.

• Obtain high quality, professional photography for the property.

• Provide information flyers.

• Deliver “just listed flyers” to various homes in your area.

• Have professional measurements taken of the property by one of our trusted partners at no extra cost to the seller (excluding strata properties as the SQ FT is taking from the registered strata plan).

• Prepare any/all advertising for the property on behalf of the seller as per the Schedule A of the listing contract.

• Hold Open Houses. (As permitted by the strata as per the Schedule A in the listing contract.)

• Give feedback on showings when provided.

• Review contracts and represent you in negotiations.

• Provide Guidance on how to prepare the home for sale including advice and/or professional stager consultation (no cost to the seller).

• Keep you informed as to current market conditions.
